1. The Roof Is 15 Year Old Or Older
If your roof is 15 years old or older, you’ll need a complete roof replacement. Florida laws are strict about this, and when your roof approaches or exceeds the 15-year mark, your home is almost uninsurable—or will have extremely high premiums.
Exceptions to this may be if you can show the insurance carrier proof of regularly scheduled roof inspections and related maintenance. However, your roof probably needs replacing to provide the level of wind mitigation required to survive our Florida storm seasons.
2. Your Notice Pieces of Shingles or Roofing Materials On the Ground
High winds, damage from falling debris, or older damaged roofing materials can crack, blow off, slowly erode, or be broken by high wind speeds. If you notice pieces or sections of shingles or other roofing materials on the ground around the perimeter of your home, it’s time to schedule a roof inspection and learn more about the status of your roof condition.
3. There is Evidence of Sagging or Uneven Roof Sections
When you stand back on the sidewalk or street and look at your roof, the roof lines should look straight and solid. There shouldn’t be any uneven dips or sags.
If you notice anything that looks irregular, have it checked out. This could indicate serious issues with the roof’s underlayment or roof deck, which means the roof is significantly compromised and is at risk for serious water leaks or damage during the next storm.
4. You Notice Signs of Leaks or Water Damage Inside the Home
A leaky roof will eventually reveal itself inside your living spaces. While drips are an obvious sign, less visible indicators are minor staining or discoloration on the ceilings directly beneath the roof or where the roof meets exterior walls.
Another subtle sign of a roof leak (or some type of water/moisture control issue) is mold/mildew on your walls or corners, or that damp, musty smell indicating excess moisture buildup.
